" Baseline "

  1. The buyer will be rewarded with cash incentive within 30days of successful completion of a home purchase at a rate of MINIMUM 17.5% (escalating to higher purchase price)of real estate commissions our brokerage earns. and

  2. The club will receive variable contribution to sponsorship within 30days of successful completion of the buyer’s home purchase at a rate of MINIMUM 10% (escalating to higher purchase price) of real estate commission our brokerage earns. The club may need to customize the terms and conditions of the sponsorship requirement accordingly.

Case study: Purchase of $500,000- home

Typical real estate commission Real estate brokerages earn in Calgary is based on an offered commission rate of 3.5% on the 1st $100,000- and 1.5% on the balance of the net purchase price. Let’s say the buyer completed the purchase of a half million dollars $500,000- home.

The commission our brokerage earns is $9,500-. We are sharing it with the buyer as “Cash Incentive” and making contribution to sponsorship for the club

The buyer will be rewarded with 20.47% of the commission, or $1,945-

The club will receive our contribution to sponsorship at the rate of 12.98% of the commission, or $1,234-

"Boost the Incentive and Contribution!"

When certain conditions described below met in the purchase process by the buyer, both the buyer and the club will be rewarded with bonus Incentive and contribution.

NOTE: Amount of Bonus Incentive and Contribution is NOT on top of those of “Regular”.  In another words, “Regular” amounts are included in “Bonus”.

Required conditions are that the buyer reaches a firm sale/unconditional sale

  1. within 30days of signing Buyer Service Agreement, and
  2. within Three(3) viewing tours or viewing of total Fifteen(15) homes whichever comes earlier

Case study: Purchase of 1,000,000- home

Typical real estate commission Real estate brokerages earn in Calgary is based on an offered commission rate of 3.5% on the 1st $100,000- and 1.5% on the balance of the net purchase price. Let’s say the buyer completed the purchase of a million dollar $1,000,000- home.

The commission our brokerage earns is $17,000-. We are sharing it with the buyer as “Cash Incentive” and making contribution to sponsorship for the club both at bonus rates!

     The buyer will be rewarded with 30% of the commission or $5,100-

     The club will receive our contribution to sponsorship at the rate of 20% of the commission or $3,400-

F.A.Q.

Usually, you don’t have to pay us anything, but sometimes you may need to. If you hire an agent to help you buy a property, the seller usually pays a commission that includes the agent’s fee. This is usually 3.5% for the first $100,000 of the purchase price and 1.5% for the rest, plus GST. This is the same rate we charge our clients.

Around 80-90% of properties for sale have this commission rate, so you won’t need to pay us anything if you buy one of those properties. If a property doesn’t offer this commission rate, we’ll let you know before you see it.

Yes, it is. We will be sending you appropriate tax form for your tax return.

If you join our fundraising/sponsorship program, we require an acknowledgement from both you and your child’s club on the allocation of the funds we contribute. Please complete the request form on this page, and we will contact you promptly.

You have an agreement with J CAPITAL REALTY called “Exclusive Buyer Representation Agreement” that lasts for six months. Please be ready for purchase of a property before the expiry.

You will be responsible for the time our agent has spent for your viewing of properties only. A single occasion of viewing tour whether you view only one property or more costs you $150 plus G.S.T.. Your maximum obligation is capped at $750 plus G.S.T. regardless of the times of your viewing tours during the term.

Should you find yourself requiring extra time to find a best property we will give you one time extension by two month for free.

Although we will guide you through the entire process, having a viable financing plan should be the first thing in your mind.

Please be ready with a bank pre-approval for financing, or we will be happy to refer you some professionals if you do not know who to ask.

It could take as early as 7business days up to 30days of completion.  Our Sponsorship contribution can be made at the same time.

Sponsorship contribution J CAPITAL REALTY makes is our promotional expenses, expecting return on investment. It is not free give-away portion unfortunately. For that reason we are not able to pay extra on top of your Cash Incentive.  

In the event that our contribution does not align with your package pricing, we are more than willing to make a donation to the club without any expectations of receiving sponsorship exposure within your organization. However, we’d like to emphasize that our sponsorship program remains open for future opportunities to support the club. The extent to which our name and logo are featured in the club’s media posts, newsletters, or any other promotional materials will directly impact the timing and success of our future contributions to the club you wish to support
