A typical buyer’s agent commission in Alberta is 3.5% on the first $100,000 of the purchase price and 1.5% on the remaining balance. Approximately 80–90% of listings on Realtor.ca/MLS® offer this 3.5%/1.5% structure.

Example: For a home purchased at $500,000, the buyer’s agent commission would be $9,500. Your Cash Incentive is 25% of that amount, which equals $2,375.

Note: Commission rates are set by each individual seller and listing brokerage. Because commissions vary from property to property, the amount we earn—and therefore the Cash Incentive you receive—may differ from one purchase to another.

We provide a Cash Incentive to buyer clients who sign an Exclusive Buyer Representation Agreement with us and successfully complete the purchase of a residential property (excluding mobile homes).

A cheque for your Cash Incentive will be issued within 30 days after possession of the property.

Please note that the Cash Incentive is payable only after the possession date. Because lenders generally do not consider post‑possession incentives as part of a buyer’s equity, the Cash Incentive cannot be relied upon for financing or qualification purposes related to your purchase.

Commission you are required to pay would normally be covered by commission we earn from seller

Our fee is 3.5% on the first $100,000 of your purchase price and 1.5% on the remaining balance, which is the same commission structure used by many real estate brokerages.

In most transactions, buyers do not pay this fee out of pocket. The commission offered by the seller’s brokerage to the buyer’s agent typically offsets the fee entirely. Approximately 80–90% of properties on Realtor.ca/MLS® offer buyer’s agents a 3.5%/1.5% commission, which fully satisfies your obligation to pay our fee. This commission is also the source of your Cash Incentive.

If a seller’s brokerage offers less than the standard 3.5%/1.5% commission, the buyer is responsible for paying the difference (the shortfall). A reduced commission also decreases the amount we receive, which in turn reduces the Cash Incentive payable to you.

For these reasons, buyers often pay nothing out of pocket—and may still receive a Cash Incentive—but buyers remain responsible for any commission shortfall below the 3.5%/1.5% structure.

  • You need to sign “Exclusive Buyer Representation Agreement” with us on or before October 31, 2026.
  • Your Offer to Purchase must become a firm sale/unconditional on or before December 31, 2026.
  • You must have pre-approval of financing, or show us verification of sufficient fund available to close your purchase. We can also refer you a mortgage professional.
  • This offer may not be combined with any other offer.
